Kingsbarn Development Opportunities ("KDO") is a business unit within Kingsbarn positioned to capitalize on opportunistic, groundup and value-add development projects wherever we may find them. Led by Anthony Hama, KDO can mobilize quickly to take advantage of compelling projects that are either sourced by Kingsbarn or presented to us by principals or by brokers. KDO, the merchant developer for Kingsbarn, is a fast-paced, multi-discipline real estate developer with experience building in many metropolitan areas across the United States. Whether speculating an industrial park, competitively bidding a chain of restaurants, or building travel centers in remote locations, KDO is able to quickly acclimate to the customs, policies, and regulations of the various municipalities where its development projects are located.

The Vista at Mauna Kea Resort

The Vista at Mauna Kea Resort represents a once-in-alifetime opportunity to own one of 14 custom, luxury, singlefamily homes in the famed Mauna Kea Resort on the Big Island of Hawai'i.

The project is a co-development between Kingsbarn Development Opportunities and West Point Investment Corporation. Encompassing 17 acres, The Vista at Mauna Kea Resort has been fully approved for 14 custom home sites. This project marks the final opportunity to develop singlefamily homes within the Resort. Although these super-luxury homes will be offered to qualified purchasers from around the world, our primary target markets will be the United States and Japan.

Each home site will offer unparalleled views of the Hawaiian coastline. The lots average one acre in size and will feature homes that average over 7,000 interior square feet. The venture will contract with leading architects and designers to create the most stunning homes ever offered within the Resort.

The first resident of The Vista will be Shohei Ohtani, who has selected Lot 7 to be his future winter home. Kingsbarn and West Point are working with Shohei on the design of the home and anticipate commencing construction in Q4, 2024. Kingsbarn is very bullish on the future of Hawai'i and will continue to look for exciting new development opportunities in the islands.

Bojangles

Bojangles, one of the nation's leading franchises famous for its iconic chicken, biscuits and tea, has partnered with Kingsbarn and LVP Restaurant Group to propel its expansion into Las Vegas and the Western U.S. Bojangles has signed a multi-unit development agreement to bring 20 new restaurants to Las Vegas, as well as an additional 20 restaurants to the Phoenix metro market.

The Cottages at Hooper Hill is an upscale student housing community located along a busy thoroughfare in the heart of Oxford, Mississippi, a college town known for its southern charm and character. Lavish and luxurious, the property has been built to cater to The University of Mississippi's affluent students and their parents. In 2023, Kingsbarn Development Opportunities built a new phase and expanded The Cottages at Hooper Hill with the construction of an additional 51 beds.
