Kingsbarn utilizes strategic partnerships to combine strengths and to ultimately produce better results, whether for us or for our partners and clients. We rely on the expertise, experience, and capacity of highly skilled organizations that are specialists in areas where Kingsbarn is not as concentrated or engaged.

We focus on high-impact opportunities with partners who have unique experience or have demonstrated command and proficiency within a space in which Kingsbarn is not actively participating. We have invested in ventures with a diverse range of property types and markets, and we continuously look for new opportunities to expand and strengthen our portfolio.

Most of Kingsbarn's Joint Ventures are real estate-related, often as a development partner or equity provider. Additionally, the company makes investments in concert with operating companies-either as a joint venture or as a private equity investment. Our Joint Venture partners are leaders within their area of expertise and utilize best practices in their endeavors with Kingsbarn.

FEATURED JOINT VENTURES

TravelCenters of America

Kingsbarn has partnered with LV Petroleum, TravelCenters of America's ("TA") largest and most successful franchisee, to acquire, develop, renovate, and operate 15 travel centers throughout the United States. TravelCenters of America is one of the Big Three travel center operators, along with Pilot Flying J and Love's Travel Stops. TA was acquired last year by BP - British Petroleum (NYSE:BP) for $1.3 billion.

LV Petroleum, d/b/a FuelBros, is a franchise operator of convenience stores, travel centers, and quick-serve restaurants. FuelBros, has been the Franchisee of the Year for TA for each of the past three years. Their growing national footprint now includes 18 travel centers, 15 convenience stores, and 30 quick-serve restaurants, and they distribute fuel to 79 third-party fuel retailers throughout the Southwest United States.

Kingsbarn is the real estate developer for FuelBros as well as an equity partner in both the real estate and operations of the acquired or developed travel centers. Kingsbarn recently completed the groundup construction and development of the TA Express in Littlefield, Arizona and is currently under construction on a TA TravelCenter in Ash Fork, Arizona. Kingsbarn has additionally completed several renovations of newly acquired independent truck stops that FuelBros has converted into TA TravelCenters.


Griffin Towers

In 2023, Kingsbarn, in a joint venture with Barker Pacific Group ("BPG”), acquired Griffin Towers in Orange County, California. The two, 14-story towers are located at the intersection of the Costa Mesa (55) and San Diego (I-405) freeways just across from John Wayne Airport. BPG presented the opportunity to Kingsbarn as a value-added investment by way of restructuring the rental rates and executing an aggressive lease-up plan.


The venture has enjoyed early success, leasing or renewing over 140,000 sq. ft. in just the first year. The JV is almost two years ahead of its expected four-year business plan. The project has had institutional ownership since it was first built which such firms as Maguire Properties, Angelo Gordon, and Blackstone.
